How PMAY 2.0 Interest Subsidy is Calculated (Official Rules & Guidelines)
The Pradhan Mantri Awas Yojana - Urban 2.0 (PMAY-U 2.0) interest subsidy operates on an actuarial Net Present Value (NPV) model discounted at 8.00% per annum. Unlike flat cash rebates, the interest subsidy is calculated over the reducing balance of the loan to provide sustainable monthly relief.
The 4.00% interest subvention applies only to the first ₹8,00,000 of your sanctioned home loan, even if your total loan is up to ₹25,00,000.
The subsidy interest relief is calculated month-by-month over a maximum period of 144 months (12 years), or the loan tenure, whichever is shorter.
The discounted NPV sum of monthly interest benefits is capped at exactly ₹1,80,000, credited directly into the loan account across 5 annual tranches.
The Statutory NPV Formula
Central Nodal Agencies (National Housing Bank and HUDCO) calculate the net present value of the 4% interest relief using the standard monthly discounting formula:
Where m is the repayment month (1 to 144), discounted at the mandatory statutory rate of 8.00% p.a., capped at a maximum permissible credit of ₹1,80,000.
