Why SBI Maxgain Beats Regular Home Loan Prepayments
When you prepay a regular home loan, that money is permanently gone into the bank. In SBI Maxgain, parked funds sit in a linked OD current account and can be withdrawn anytime via ATM, UPI, or NetBanking.
Parking money in Maxgain saves 8.5% p.a. interest completely tax-free. To earn this in a Fixed Deposit, an individual in the 30% slab would need a taxable return of 12.35% p.a.
Because monthly interest charges plummet while your standard EMI continues, the extra cash automatically amortizes principal debt faster—retiring your loan 5 years earlier.
An SBI Maxgain Home Loan is an overdraft facility linked to an active current account where any parked surplus funds directly reduce the loan principal used for daily interest calculations. By computing interest only on the net reducing balance (Principal minus Parked Surplus) while maintaining standard monthly EMIs, borrowers save ₹15 Lakhs to ₹35+ Lakhs in interest and retire 20-year loans 4 to 8 years earlier, with zero withdrawal lock-in.
How the Calculation Works (Official Banking & Overdraft Rules)
1Drawing Power & Daily Reducing Balance
In a regular loan, interest accrues on the entire monthly balance. In SBI Maxgain, the bank sets up a Drawing Power (DP) limit that decreases each month by the scheduled principal component of your regular EMI. When you deposit surplus salary or business profits into this account, the bank computes interest solely on the net balance:
2Accelerated Principal Amortization
Your regular monthly EMI remains unchanged at the standard figure determined at loan disbursement. However, because the interest component charged by the bank is significantly lower due to the parked surplus, the remaining bulk of your EMI is automatically diverted toward repaying the principal loan balance:
SBI Maxgain maintains two primary accounting balances: Book Balance (your total actual drawn debt) and Available Clean Balance (the surplus money you have deposited over and above the required limit). Any deposit up to the outstanding principal reduces your interest obligation to zero, but deposits beyond the principal earn 0% interest (as it is a current account).
Realistic Worked Example: ₹50 Lakhs Home Loan in Bengaluru
Consider an IT professional in Bengaluru who purchases an apartment with an ₹50,00,000 home loan at 8.50% interest for a 20-year tenure (240 months). Instead of taking a regular term loan, they opt for an SBI Maxgain Overdraft facility and park an emergency corpus of ₹5,00,000 from Month 1:
Regular Home Loan vs Maxgain Overdraft vs Direct Prepayment

Statutory Income Tax Provisions: FY 2026–27 (AY 2027–28)
Section 24(b) Deduction on Home Loan Interest
Under Section 24(b) of the Income Tax Act, you can claim a deduction of up to ₹2,00,000 per financial year on home loan interest paid for a self-occupied property. In an SBI Maxgain account:
- The bank issues an interest certificate reflecting only the actual net interest charged.
- If your parked surplus reduces your interest paid below ₹2,00,000, your tax deduction claim is limited to that exact actual paid amount.
- However, saving 100% of an interest rupee in cash is mathematically far superior to paying ₹1 to save 30 paise in tax!
Section 80C Principal Repayment Rules
Under the Old Tax Regime (Section 80C), principal repayments up to ₹1,50,000 are eligible for deduction. The statutory distinction for Overdraft loans is:
- Only the scheduled principal portion of your monthly regular EMI qualifies for Section 80C deduction.
- Depositing surplus funds into the Maxgain current account is legally categorized as an overdraft credit deposit, not an advance principal prepayment.
- Under the default FY 2026–27 New Tax Regime, Section 80C is omitted, making the Maxgain cash-savings model the primary wealth-building avenue.
